Condominium associations have many advantages:
- Someone else mows the grass and shovels the snow.
- The building is controlled access.
- Exercise and recreational equipment is available without the maintenance.
- There are many nice neighbors, social activities and special events.
- A resident can leave on vacation without worry.
- Monthly expenses are lower than with a private home.
Potential buyers should know condominium living also has some special considerations; such as:
- The Cotner Center Community has adopted a NO SMOKING policy in the building. THIS INCLUDES ALL CONDOMINIUM UNITS.
- NO PETS ARE ALLOWED. This is stated in the Master Deed. Cotner Center abides by Federal law regarding service animals.
- The number of people living in units is limited, and age restrictions exist.
- You may pay, through your association fees, for common area amenities you do not use.
- If you don’t pay your annual association assessment (HOAF), it could result in a fines or a lien against your property.
- The Condominium Association has the right, if necessary, to enter your home to perform repair or maintenance if it affects common elements.
- There are requirements regarding some maintenance inside your home.
- There are restrictions on items you are allowed to store in your storage area, and what you are allowed to place on your patio/balcony.
- Covenants and restrictions may prohibit major alterations, additions, or modifications without board consent.
- Condominium owners and occupants must abide by all Rules and Regulations, and stipulations of the Master Deeds and By-Laws. By signing a purchase agreement, buyers agree to abide by the governing laws and documents, and any future rules and regulations adopted by the Board of Administrators.
What kinds of people enjoy condominium life?
- Those who are outgoing, people-oriented, and who enjoy social activities.
- Those who travel frequently or for periods of time, and
- Those who do their best to maintain a spirit of harmony and cooperation.
Other people may not be suited for condominium life:
- Some don’t understand that they do give up some of their property rights in exchange for all the attractive amenities.
- Some are overly sensitive to rules or regulations, or are obsessive about non-compliance of rules by others.
