Condominium owners are assessed a modest annual Homeowner Association Fee (HOAF) to cover the costs related to maintaining the condominium association common property and services. These association fees are adjusted annually based on the association budget. For information on the current association fees, contact the Cotner Center office at 402-466-2509.
There is an nominal additional fee for each additional resident.
A partial list of what association fees pay for is:
- Water for all individual condominium units and common areas
- Basic cable TV in each condo
- Trash and recycling services
- Lawn mowing/snow removal
- One off-street assigned parking space (see Rules and Regulations)
- Wireless internet in several common areas
- Upkeep of community-owned guest suites
- Common area and property maintenance
- Staff salaries
- Commons area cleaning
- Heating/electricity for common areas
- Upkeep of community-owned guest suites
Condominium Unit Owners pay for their own:
- Telephone service
- Internet in your Condominium (optional)
- Electricity for your Condominium
- Individual liability insurance, as required in the Master Deed
- All maintenance and upkeep of your Condominium, including your HVAC equipment and water heater
- Property taxes
- Individual Condo property insurance coverage
